Sid and Dan Burns founded Due Diligence Associates, Inc. in 2006, as a Florida registered Professional Engineering Firm providing due diligence services to purchasers, asset managers, and lenders for commercial, retail, industrial and multifamily projects. Chet Thompson joined Sid and Dan as a Partner in 2023. DDA frequently partners with specialty consulting firms to offer tailored services fit for clients. DDA is a fully insured national firm, having provided services in more than 40 states and has performed condition assessments from Alaska and Hawaii, California and Washington D.C., to the Florida Keys.

Sid has over 33 years experience inspecting all types of commercial, industrial, retail, multifamily and residential properties and developable land including 25 years experience focused on property condition assessments for real estate investors, lenders and other professionals, pre-closing plan and cost reviews, construction loan monitoring and draw inspection services.

Registered Professional Engineer, State of Florida. Previously held registrations in Georgia and Alabama, currently inactive.

Broad range of experience in construction, design, development and consulting in a diverse range of properties including land development for residential construction, offices, office/warehouse projects, medical office buildings, shopping centers and retail tenant space improvements, high- and mid- rise buildings, condominiums, apartments, schools, churches, convenience stores/gas stations, mobile home parks, golf courses, manufacturing facilities, paper mills and electric generating plants.

Expertise in visual inspections, nondestructive examination, component testing, maintenance, welding and repairs, including development of programs, plans and procedures, field implementation, project management, contractor oversight and reporting.

His duties include project scope development, cost analysis, construction plan development and implementation, environmental permitting, report preparation, field construction inspection and quality assurance, and final as-built certification upon completion.

Daniel R. Burns, President

Dan has over 20 years experience in various responsibilities performing and supervising duties including cost analysis, construction document review, report preparation, and loan monitoring. Experience performing hundreds of commercial property condition assessments and thousands of construction site visits.

Experienced in Low Income Housing Tax Credit (LIHTC), Market Rate and Historic Tax Credit (HTC) projects including monitoring performance to completion, ensuring that commitments are met to preserve clients’ tax credits.

Building renovation and repurposing tasks including condition assessment, needs analysis and renovation work scope review.

Specialized experience assisting in difficult projects such as structural failures (e.g., roofing collapse, foundation settlement), geotechnical issues (e.g., sinkholes, soil heave) and other forensic investigations by coordinating analysis with structural engineers, geologists and other subject matter experts.
